Villa

Villa in Provence on large 14 hectare flower farm, including flower processing barn, canteen, wash room and two large refrigerated rooms.

The Villa has a total floor space of 197 square meters, with a terrace of 132.78 square meters and garden of 1000 square meters. There is an outside pool house, with tiled swimming pool and paved terrace, surrounded by individually designed gardens with plants, trees and shrubs native to the region.

The Villa has been subdivided as follows;

Garage / boiler room; 3.90m wide x 5.20m long = 20.28m2.

The boiler room houses a diesel fired Wiesmann central heating unit, (German, 5 years old), with a 2000 litre oil tank (outside under lean-to). Additionally there is a seperate Vervolgens electric warm water boiler with a capacity of 300 litres of hot water.

Laundry Room - 3.94m wide x 3.92m long = 15.40m2

This is designed for housing the washing machine, freezer units and other domestic utility items. There is also a sink with two washbowls and hot and cold water taps.

Kitchen; 4.16m wide x 3.65m long = 15.18m2

These are provide with central island with built in drawers and cupboards for easy and clean storage. There is also a dishwasher and electric oven also and 4 ring gas hob and cooker hood. All the units and appliances are 5 years old and manufactured by Vogica. the kitchen a double door access to the south facing terrace.

The house is 40 years old, and the processing barn has been built to the north.

Swimming pool; This is 4 years old and of concrete construction. The inside of the pool has been layed with marble style tiles.The inside dimensions are 5.15m x 11.35m long!

The pool has 5 jets and 3 skimmers and Aqualux electric pool cover (French, top mark), which retains the water temperature and provides extra security for children etc.. The deepest point of this swimming pool is 2m and shallowest is 1 meter. There is a 3 step tiled staircase across the whole breadth of the pool. The swimming pool is equipped with an Aqualux pump and filter.

Beside the swimming pool there is a pool house measuring 4.42m x 5.17m long = 22.85m. Attched to this is the pump room measuring 2.75m x 2.95m long = 8.11m2

The swimming pool terrace has been laid with anti slip tiles and measures 160.83m in total. The pool and terrace has external lighting, giving a lovely ambiance during the warm summer evenings.

The villa and pool area is surrounded by approximately 1000 square metres of individually designed gardens, with grass, trees and flowers.

Flower processing barn and cool rooms

Flowers processing barn and cool rooms; The Flower bunching hall has a total surface area of 199.25m. Here there is a full flower processing setup, with conveyor belt, bunching tables and bucket filler etc. In this same area, there is access to a cool room measuring 5m x 10m long = 50m, with a ceiling height of 3.40m. The cool room is powered by two cooling units with 8 vents on the roof. Access to the cool room and bunching area is by means of a electric roller shutter which allows easy loading and unloading of large delivery vehicles.

There is a small staff canteen with toilet, shower and hand basin measuring 2.97m x 10m = 29.70m. The second cool room measuring 10m x 9m is separate and is attached to the canteen. The access door measures 3m x 3m.

There is a small tool room adjacent to second cool room, measuring 1.45m x 10m long = 14.50m. In the same area there is a corridor currently used for storing work clothing. This corridor also leads to a further toilet, shower and wash basin. This area measures 2m x10.45m long = 20.90m

The total surface area of the flower bunching operation measure 404.35 metres square.

11 years ago 380V and 220V electrical systems were installed in the barn. This provides full electrical capability for all business needs.
